New Minneapolis Neighborhood Map from MLS

Here's an image of the new MLS "neighborhood" map search that will be in use starting June 27th. The MLS is revamping how the areas are divided in the Minneapolis metro area. Notice that where the MIll District is, Portland Ave is the divider between Downtown East and Downtown West. Looks like we're at the crux of it all in more than ways than one!

Mill District Listing Update for May 4, 2011

We’re back down to 72 Acitve Listings in the Mill District…last week we were up to 80!  The second link below will show those 8 that have moved to pending along with a short report of all area "solds" in past 6 months.  This week you'll see several sellers have recently adjusted prices to correct for demand…click below to see reductions at Zenith, Riverwest, Bridgewater, the Carlyle and 607 Washington.  Don't be alarmed: this doesn't mean all is going to that devilish place in a hand basket!  It simply means sellers still need to control expectations, but well priced homes are moving and will continue to do so.  Then again…some recent sales defy comparison.  Where, but in a premier riverfront location like Humboldt or Stone Arch Lofts, can a one bedroom home sell for $600,000 or a 2 bedroom for a million…give or take a "little"? There's no place like the Mill District!

Construction Starts on 35w Bridge Memorial - Mill City Times Exclusive

Construction started today on the 35w Bridge Memorial across from Gold Medal Park in the Mill District of Downtown Minneapolis.  The crew was surveying and excavating all day.  Work on the tribute to the victims of the 35w Bridge collapse is scheduled for completion in time for the 4th anniversary of the tragedy in August.

Mill District Open Houses This Weekend & Bonus Pic

This is the last quiet weekend of the season!  As the Mill District Farmer's Market opens next Saturday, parking and sidewalk space will be harder to find all along the Guthrie's main drag.  This weekend you'll find open houses available at 607 Washington and Bridgewater.  Once again, there are no homes on market at Park Ave Lofts, Stone Arch Lofts, or North Star Lofts.  Both Washburn and Humboldt are offering some riverfront jewels, but they are only available by private showing.  Zenith is not advertised, but we know Vickie Rico will be there from 12 to 5 or 6 Fri-Sunday.  If you stop in to visit, please tell her Holly sent you!

Mill District Open Houses This Weekend

Happy Easter, All!  It doesn't look like anyone is holding an open house in Mill District on Easter Sunday.  According to what's on MLS, it's all about Bridgewater this weekend.  A little baby chick however, whispered in my ear that Zenith is also open from 12 to 6 Friday and Saturday.  A private tour of all that suits you is always the best idea!

Real Estate Market Update

I know we've said it before, but it's worth repeating: it's  easy to get confused by housing market reports and it is certainly a mistake to lump the Mill District, or even the greater Downtown area in with the whole of the Twin Cities.

The link below connects you to The 200-- Housing Market Updates for the Twin Cities.  You'll see that the number of sales for Central or Downtown is up by 39.3% over last year!  Averages prices were down ytd, but coming up again in March.  Take a look.  The differences by county and area are vast and we love the Mill District!

Mill District Listing Update for April 18, 2011

Again this week, you'll see no new listings at Park Ave, North Star, or Stone Arch Lofts.  In fact, you'll see nothing available at all!   Though we seem to hover between 70 and 75 available homes in the Mill District, these buildings are holding tight.  Washburn Lofts, though keeping it's original residents cozy and happy for years seems to be experiencing a transition with 4 homes currently on the market.

It strikes me that buildings and communities experience change much like we do as individuals: change brings more change and everything effects everything else.  Yes? Regardless, these are exceptional new opportunities for the right buyer. If you or anyone you know wants in to the Mill District for a song, Riverwest is humming your tune--though it's important to remember the association allows very few rentals so you should want to live there for at least a few years.  If you see price increases (as you will this week at Bridgewater), it's usually because the developer has finished an unsold home with upgraded finishes. Perhaps you'll want to take a closer look!

Mill District Open Houses This Weekend

Brrrrrr….maybe it's a good thing there are limited open house options for this week!  You'll see every weekend is a great time to tour Bridgewater.  607 Washington welcomes you to see a great converted old space with brick and timber.  Though Riverwest does not allow open houses, there are many homes available to see by private showing.  I was a little disappointed to see so few opens and it struck me: there is little or nothing on the market in several of the Mill District's most popular addresses… just one each at Humboldt and North Star Lofts…nothing at Park Avenue or Stone Arch Lofts!   Crazy.  We are so fortunate to be selling real estate in this little slice of paradise along the Mississippi.

Active Listings in the Mill District of Minneapolis

The Spring Market has taken us from the average of 70 active area listings to 76.

Riverwest still takes the lead with 32 available homes. Most of them are relatively  affordable one bedrooms with great views at any price; there are now also a few rare 2 bedroom opportunities.  With 18 listings, Bridgewater seems to be the king of approachable 2 bedroom homes, some with park, river or city views, some facing the courtyard; you'll see a noticable range per foot depending on which direction each home faces.  Zenith and the Carlyle are neck and neck in pure terms of number available.  As we mentioned last week, it's extremely rare to see 4 homes available at glorious Washburn Lofts.  Whether you've been waiting for something in that building or just like to dream, the photos are inspirational…link below, address is 700 2nd St South.

Gas Prices Drive New Lifestyle Choices

Living in the Mill District makes more sense now than ever, and it's only going to get smarter with time!  We've all been car dependent for too long.  It's time to live along Mpls' great bike trails, near the skyways, bus lines and light rail.  Many downtown families are going down to one car and savings could transfer to reduced cost of your new condo. You could perhaps trade that extra parking space for finish upgrades at one of the new construction buildings (Zenith and Bridgewater), or buy a previously owned home with 2 spaces and rent or sell the second for a little extra monthly income.  Use those savings to add to your quality of life: eat healthy at our area restaurants, bike the river trails…really Live in the Mill District!

Mill District Listing Activity Last Week

Bridgewater announces 2 pending sales from last week!  Once again, the well priced 2 bed and bath has proven most attractive to today's Mill District buyer.  Though both of these homes feature 2 bedrooms they also vary significantly in size and price.  We expect to see growing popularity of homes similar to the first (smaller spaces with a single garage space) as people strive to drive less and work from home.

This is the week to invent a new award for "best posting of weekend open houses" and Bridgewater takes it!   Remember  Zenith's sales center is also open both days and you will usually see other open house signs on local street corners.  Follow the arrows and take some time out to enjoy a tour of the Guthrie or food and drink at Sea Change… Maxwell's, Grumpy's, Spill the Wine, Sanctuary, Wasabi.   You'll find plenty of opportunity  for cultural and delectable delight in the Mill District!

Building Profile - North Star Lofts - 117 Portland Ave, 4th Floor

The North Star Mill operated as a woolen mill on this site from 1864 until it closed in 1949. The building, listed on the National Register of Historic Places, consists of three joined structures built between 1890 and 1925. The first rehabilitation of a historic building in the Mill District, the redevelopment of this building resulted in multiple unique floor plans with both one and two story units.
